@Doug Haisten What you are talking about doing with these homes that you find off of MLS is similar to going to Walmart and purchasing a microwave and then listing it on eBay for $3 more than what you paid for it...

The entire house had refrigerators, microwaves, vacuum cleaners.. you name it ALL OVER this house.

Kitchen basic maple cabinets (oven, gas stove, dishwasher, disposal, microwave, refrigerator :: no preference on white, black or stainless steel) all basic material.

It is fairly common to see an economy rental with an already included hot plate and microwave.

Haven't priced it out yet but I will probably pay between $2-$2.5k- sink $200, - faucet - $200, - backsplash $300 install, another $300 materials- I usually add canned lights in kitchen ~$80 per,- Flooring: If tile, I buy the $1 per sq ft ceramic so materials are cheap ($150), labor for that may be about $1k for a decent sized kitchen / If I do engineered wood, then about $2.50 per sq ft for materials and $2-$2.25 for installation- Appliances: about $1k, I don't provide fridge, just dishwasher, stove, microwave- Plumbing hook up - ~$250Bathroom:- I have had to demo walls before due to tile, so probably $300-$400 for new drywall if that is the case- Tile shower - probably around $250 for materials and $750 for labor (including cement board installation).

Like paying loses 120 to "install" a microwave because I can't impose on my tenants.

Or the $250 plumber for the caulk leak or the $105 to instal and $125 microwave because the tenant was unwilling. 

@Joe Cummings  it is the Main breaker that was fried and they tripped it by plugging in space heaters and running the microwave.

We recently wasted time putting in an offer on a HUD house - $97,000 all cash on a $98,000 asking price, with a need to buy all kitchen applicances (faucet, dishwasher, microwave hood, stove, refrigeratior, and washer & dryer), eight or ten speaker holes in the ceilings in various places to fix, and carpet which needs to be replaced.

One of them hits EVERY in-town brokerage at least once or twice a month, teaches agent continuing education classes for free, keeps our mailboxes full of microwave popcorn, seasonal calendars, coupons, etc.
