If the "inspection" you’re referring to is the appraisal and there were issues causing delays in its approval, that could explain why your rate increased since they've been a little volatile lately.

I'm a bit late but want to reach out to the community to see what might be my best bets to get my money back (file judgement, etc.).

I can say the number of private messages I received lately from people offering private money is off the charts, which I also find comical as they clearly did not read my profile - and yes my response back is not very kind to them. 

I wish I had started earlier but better late than never. 

Look for properties that have past due taxes more than 3 months, one that always pay late, ones with multiple listings ids say 15 or more, go through the obits from 1 year and beyond- not recent.  

We are late in the game but hopefully we can catch-up leveraging the plethora of knowledge that exists on this platform.

Then in the late 2010's a lot of owners got wise and started to do the bare minimum to pass section 8 standards and still request the top end of the section 8 rents.

Closed on 2/21, a day late due to an additional HUD asset manager/HOA dispute.

She will never be happy with the heat, she can barely afford the place, and she's regularly late with rent.
