Our rent-by-the room residents appreciate a lockable bedroom door, a private bathroom, sufficient on-site parking, a large refrigerator and a large washer and dryer (in order of most to least important).

There is a web site that lists all the section 8 housing, so people might be also be looking there. 

Even with my former partner (who was our 'PM / GC' on site for our projects), it was sometimes tough navigating the process, managing budgets and costs, and keeping everyone in line, including him. 

If I was approaching this I'd want chatbot that used the ChatGPT language model but was closed off from the internet and only trained on my data.

It is a lofty goal with no easy path to accomplishment, but what you describe seems unlikely to accomplish the goal.Note most people on this site are RE investors.  

I've heard of mentees who started cleaning up construction areas on a flip at the end of each work day or picking up supplies at Home Depot and delivering them to the job site.

I really do appreciate all the advice on this site and can't wait until I'm the one giving it instead of only asking for it. 

To gain investor confidence, ensure the investment property numbers are real, use the most common contract forms in your state (versus a 2 or 3-page) internet/guru contract form) with appropriate addenda, or an attorney-drafted form and attorney-drafted assignment agreement.

I'll take any and all advice any of you have, but the two things I'm looking for specifically are: what sites, services, and/or software you use and recommend for sceening and managing tenants?
