Seems like it worked, because now we have about 30-40 units of passive housing (generates as much energy as it uses, super-insulated, etc., etc.) in the neighborhood, about half built by a local firm that builds nothing but passive houses.

So, if you are going to invest there, I think it best to NOT assume it will continue to boom as it has over the short term, make sure the deal makes sense today, and has some extra "insulation" to cushion you in case it goes bust so that you are not forced to sell or lose the property then.

This is a very tight rope that you have to walk between performing your fiduciary duty, but also insulating yourself from liability if they screw things up.As an agent, I have no problem talking in detail to experienced flippers.....but I am a little hesitant to get into too much detail with a newbie client.

I just replaced a very old 150amp service with a new 200amp panel, new meter box etc etc.Admittedly our weather-head/service drop connections were much cleaner/safer & better insulated than your mess.

Lastly we cut holes in our drywall and shoved sound proofed insulation into the wall in our unit then sealed/spackled it all back up.

Makes very good insulation for sound between apartments, instead of two layers of 1/2" sheetrock you have 1.5" of wall on each side of the studs.Even though I patched it with another tile, it looks patched.
