I would have to guess that a lot of single property owners won't show up on their lists.

At $200k I'm guessing you would still cashflow even with such a small down payment. 

I hate to be the bearer of bad news, but such P/E levels are not sustainable and be considered an expansionary or growth cycle.This does not mean a hard crash is imminent, but it does mean the dollar will be significantly weaker for certain just how it gets there is anyone's guess.

MFA are involved and recommended Zeker - this thread has me second guessing proceeding with them - any further thoughts on using them? 

I probably wouldn’t mention your third point - it makes it sound like you expect them to hold this note forever and I’m not very certain, but I’m guessing there isn’t a huge market for $100k secondary notes.Have you considered asking them to finance 90-100% for a short period of time so you can rehab and refi at a higher valuation?

Midnight drunken brawls happen, but are more infrequent then you might guess depending on your screening. 

I guess I'm one of the few who believe if you find a good deal, the money will follow.

I guess what I meant to say is that it isn't the cabins catching on fire that created the big fire.
