Given the circumstances, I’m unsure whether to proceed or back out of the contract.

Perhaps we "buy" the house from them for the $328K balance to satisfy the lender and don't need a large down payment and then have a separate contract with them to pay $x per month until we've paid the full $172K amount.

Half of the PM's down here can't read contracts, don't know how to inspect a property for damage, etc. - they just use whatever contractor is giving them the most free stuff at the time.  

I will then make the offer It will get accepted, I will get a contract, one page AS IS, It will go to title, they will send me the HUD, we close about 10 days or less. 

I’m currently getting under contract on a property for rent in Texas, our 4th, via DSCR. 

But as Chris mentioned, buyer has to own the property, not a contract for deed or something like that.

Also think about the down stream affects not only to the fire victims  but those in contract to buy or sell..

Wow police that's outrageous. what we do in Orygun is flaggers are all women owned business's and that's how the contractors are able to maneuver city state contracts that require a certain amount of minority owned business.
