Where these numbers are found, there is a very high rate of rent actually being paid.A little more about the area:We have over a dozen Fortune 500 companies just in Metro Detroit with huge Healthcare, Auto, and mortgage industry National footprints.

The thing is with Raleigh specifically, is that much of our inflation is a natural outcome of strong growth:- Many Fortune 100 companies and 500 are establishing headquarters here- A significant influx of people moving into the area.

Or they have money to pay for their housing stay, but then they meet someone from their home country less fortunate and then they allow them to stay with them, or 'crash' on the couch. 

I’m fortunate that my contractor often thinks outside the box regarding different projects and issues and finds solutions that may turn out better for situations we have been thinking of.

The insurance industry isn't as lucky as the banks but fortunately operates on reserves so they have not shut the world down (yet) like the banks would have if they were losing money this way - but the losses have gone on too long so now we all pay the piper one way or another.

With multiple fortune 500 companies (like Intel, Google, and Amazon) investing here, many out of state investors investing here and seeing significant returns.

I realize we are extremely fortunate under any circumstance, but the thoughts I am balancing are if you could only return ~3 or 4% via renting out after a thorough renovation, would you consider just selling outright. 

We're fortunately enough to get the first dip on a lot of deals in downtown San Jose before they even hit the market.
