I've heard of:1) Flat % returns for each month2) Equity in the deal in case investor can't cover monthly payments to investor3) Lump sum return after project completion based on agreed % of money lentAnyone have some thoughts here?

It's really hard to compare with other rentals in houses in the area, there really aren't any that I can tell are as nice as this one w a new kitchen, etc.The REI group also suggested to offer the utilities (already set up for the whole house) at an additional flat fee.

this might be somewhat unrelated and I might be a bit of a broken record here but I continue to stress this feedback that I really don't understand why it can't be changed - The financing options/terminology/content is very confusing and poorly defined here on BP - If you look at the financing options of "Find a Lender" and on the website / forums - there are terms and interchangeable content that has to be super confusing to people from a financing perspective - probably at least partially leading to excess questions and request posts - as it is extremely hard for a new or somewhat new investor to clearly understand all the options and numbers..My 2 cents(see below - what is the difference between a "Bridge Loan and "Fix & Flip" loan?

Typically something like this we would coordinate a time when the tenant is out of town traveling etc.Also 3 days for a shower seems excessive.

@Yixiong Pan Since we found out about the unrecorded Welfare lien before excess funds were distributed, we alerted the Tax Claim Bureau and they paid the Welfare lien out of the excess proceeds.
