I also visit the house once a week to check on things.  98 percent of my rental volume is left damage free.  1% have accidental damage.  1% have intentional damage.  100% of the time the intentional damage was cause by 2 people fighting. 

It kind of like fight club except you get to talk about it.

If you want to find deals with upside potential, you must be able to move fast to lock the deal and be willing to fight to close.Here is a current example:My son is going through one of these right now.

Now that the lease is over and I deducted the cost of these repairs he is fighting it in court saying I already paid for it. 

We want to fight this expense because we aren’t backing out just cause, we are backing out for a serious reason.

Other landlords were fighting with eviction moratoriums and non-payment, but we didn't. 

Would appreciate any advice on how I can fight this.

The policies are on auto pay AND auto renewal so I have to call back tomorrow to fight w/a different division to cancel the policies. 

He did say the heirs could fight the sale, but that they would have to hire an attorney and drag it through the courts.

Now you have to fight him and evict him and deal with cleaning out and selling his house, maybe at a loss.
