If you're that frustrated because you can't see the properties that are 1200 miles away and you don't have someone on the ground that you trust there then put that on the back burner for now or find someone in those housing markets thats on the ground and can operate in your best interest when you can't be there.

I feel relationships are so much more important than a "fat" bank account.

Is there a lot of deep fat frying taking place in the home?

Just toss it on the back burner or call him up and inform him your going to withdraw if it's not delivered by some set time that day.

They will not go "on the back burner" so to speak.  

I know this is the obvious, whatever you do if there is not enough fat in the deal just give it a miss. 

My worry is that someone just made a mistake and I’m going to have a fat bill come tax time, or this will eventually bite me.

With all the Covid pay and labor shortage and this or that I've put that on the back burner.
