Over the past 8 years my REI journey has evolved and changed but one thing remains - buy in a great location and never sell*I personally feel like I am in a very crucial point in my life where I can live comfortably juggling both or really set myself up for long term wealth to take care of my parents, family and give back etc.

This is not an issue with 506(c), the possibilities for investors are endless.506(b) only up to 35 non-accredited investors are permitted to invest and no limits on accredited investors. 506(c) only accredited investors that show they understand the investment may invest.506(b) accredited investors typically self-certify while 506(c) issuers rely on various methods to verify accredited status.Like everything else, the investment arena is always evolving.

However, as mentioned by a few others, lender underwriting guidelines have changed, and continue to change quickly as the pandemic situation evolves.  

Will be interesting to see how the lending terms evolve, as of now  they seem very restrictive (Agency loans) in relation to getting deal flow going.

This plan will certainly evolve as we continue down our REI journey but it gives us a solid baseline to work from. 

Some will come back stronger, some will evolve, and some will struggle. 

So it’s an ever evolving system.Credit Score 600 or better - you have to look at what makes up the score.
