I’m looking to connect with anyone that can help provide guidance on the best way to approach this seller and what I can say to entice them to sell to me.

If your property is due for updates and value add, I personally feel it will be more  enticing vacant. 

Owner financing can be enticing because it can allow them to string out the payment of the property so they will not be hit with a huge upfront taxable event.

It all starts with a credible website that entices motivated sellers to contact you and not all the other "cash buyers" in your market.

I am not expecting to net an insane cash flow early on and do not mind giving better terms to make the offer more enticing for the seller as long as we both can benefit from it in the end.

Hello Jordan , I definitely agree with you , it can seem very enticing follow a brokerage that have low to no commission splits.

They often offer to rent for longer because it entices you to accept them over other applicants.

A strategy I use to entice applicants to sign a lease early is including washer, dryer, and or Internet/Security with no additional cost IF they sign the lease before a certain date.

Short-term rentals / AirBnb also entice me for this reason, but I imagine maybe the Jersey Shore would be better for that, and Airbnb seems to be in the headlines nowadays for all the wrong reasons.
