Mini splits are notorious for leaking at the joints if not properly installed.

I'm just thinking it's better for the bank because I might have to move out due to financial reasons, and then the property will be sitting here vacant, leaking and with a developing mold problem that will go from just one wall to the entire house if not taken care of.

If it's a light doc DSCR lender for 1-10 Unit properties, they will look at monthly taxes, insurance, interest and principal payments as expenses and will not factor vacancies, PM fees, and other expenses.

Right now with the Syndication MF model seemingly leaking oil all over the place.

At first blush it does seem like a $1,600 to $1,800 tax return... but you add 1031s, states and bunch of other tax docs... $3,000 might not be bad.

If the offernig doc say they are not secured, then they are not secured. 

I have a 1960s brick 4 unit and each unit has these windows in basement which all leak when we get even moderate rainfall.

When you sign the FHA loan docs that you are moving into the property as a primary residence and you personally do not move in then that would be fraud. 

Would be able to use that to get the LLC docs and yearly filling notices as well?
