I have found that tenants with horses or cows move less than people renting a single family or multi-family home.I did really well with that years ago on a 10 acre parcel that I held until sewer became available and sold it to a developer.

I'd definitely be interested in staying in california even with all the tenant laws, especially if i can find more deals like the current one I'm looking at, because unless I'm missing something, even with the lowest rents in the area it could be a cash cow that appreciate well long term.

I remember when one started in Ukiah and burnt over to Lakeport and took out 90% of cow mountain area.. but the majority of that was just low brush chaparral.. now its in the old growth forests and that is a tragedy.
