I would NEVER pay for a title report on a property because 98% chance it wont go ..

I depleted my savings when I stupidly renovated a house on which I'm not the sole owner on title.

I have title and appraisal experience, so comps, etc don’t worry me  The one thing that is giving me heartburn is estimating rehab costs… good deals move quickly.

Does anyone have a title companies that they use for Sub2 (and Wrap) deals here in Central Florida? 

I use the title company that I work with for everything.

Looking to buy a house in Berkeley, CA. and have a quick question regarding the property title & assessor records. 

This seems like a lot of work to save 15% of $35k in taxes (Less than $5k.) especially if you have transfer taxes or title insurance, or you convert your long term 15% rate in to your son’s regular income tax bracket.I hate paying taxes as much as the next guy but this lemon isn’t worth squeezing.

Keep in mind that you'll need to qualify full doc (DTI, employment history and income will all come into play) and the property typically needs to be titled to yur personal name, not an entity.
