I went ahead and downloaded GoodEgg's track record to see how they do it, and let's just say it would be easy to assume they had more control than they did on a lot of the deals.All told, if the company website, and the People that work there according to LinkedIn, are not showing any operational roles, they are likely a capital raiser.  

So we created our system of fully designing homes before we ever swing a hammer on a project.

I do agree the lack of control is a potential issue.  

Their home has been vacant for over 4 years and is uninhabitable as the city water dept cut off service due to a faulty septic system spilling sewage in both our backyards.

Only caution is if they don’t have checkbook control and there’s a time crunch going through the custodian can cause delays and red tape to deal with.  

You can expect that you will be required to build roads, sidewalks, storm water control, utility taps, street lights, street trees as well as recreation fees as part of the development process.

Ultimately responsibly using leverage (both equity and debt), implementing systems and buying good assets with realizable equity  is how you scale while operating a sustainable real estate business.
