It's pretty much already been said...normal wear and tear for small picture hanging holes...cost to repaint entire unit needs to be accounted for in the total rent from a 1 year lease.

They're managing one of my other Properties that I didn't buy through them and its been totally fine with them meeting an inspector for appraisals, getting any maintenance taken care of etc. 

You can simply request a separate check for the $100 increase to bring the total deposit in line with the new rent amount.

An other advantage of paying with credit card may be that you will not have to send the provider a 1098 tax form (only an issue if the total yearly amount is over $800).

.), but the bedrooms are regular keys, as @Jonathan C. mentioned for the front door, the unit is set up to send me an email when the batteries are low. i also have another student rental ( 8 rooms, 2 entry, 2 units + utility room) one master key and each bedroom has its own key that will get students in the entry, there unit, and there own bedroom. had a locksmith do that one. cost me a few hundred dollars with keying and supplying the locks ( 13 total ). i like both setups but may look into the landlord locks again for my 3rd student rental i just purchased.

While I get where they’re coming from, there are definitely situations where a buyer asking for an inspection can be totally legitimate.
