So getting that done upfront in the deal somehow is ideal...Bite the bullet early and get that updated then you may be set a decade or two..looks like you are buying right.

IT was very hard I had some very motivated folks.. however I needed to find that balance of motivation experience and capacity.. many had some but not all.. and I did not want a project that did not work and I did not want someone shooting all their bullets at this as well.

@Jeff Greenberg Great advice on bullet point #3. b.Syndication is a great way to get started, you can make great money, learn the in's and out's of larger deals, and cultivate 1st class relationships in the process.  

You will need to understand what a good deal is (You create them, there is no magic bullet, unless you're secretly @Brad Pitt, then you are a magic bullet).  

If I can't find something in the next three months, I may just bite the tax bullet.

Wondering if I just have to bite the bullet and pay more or keep hunting.

We take more risk driving a car than we do holding real estate, LLC protection can certainly be beneficial but nothing is really bullet proof. :)
