Thanks a lot Axel, it makes sense Oakland definitely seems risky and scary.Someone brought to my attention a 12 plex in Oakland area with a possibility of 20k in rents and at first it seemed interesting.

His mortgage payment was like 6k and he brought on 40k. 

Hey guys,A deal was recently brought to my attention.

They have helped us make about $2mm on the deals they have brought to us.  

We then brought in another contractor and we ended up being about 30k under budget on top of his 10k contractor fee.

So we brought in more QUALITY and either got fired or fired the crap clients and we feel very efficient.

Have an operating agreement very much lined out on your side and your partner side.. i.e. we do 50/50, but if I find a great deal we'll do it 65/35 because I brought the deal and other items like that in the OA.

That is why I am on BP.Now in response to the issue brought up in the OP, I have 3 comments:1.

Gerry are you saying you actually brought legal action and was awarded a money judgement ?? 

I honestly should have brought an attorney in much sooner.
