It is very important that the Wrap Mortgage is written at market terms using a knowledgeable attorney, an RMLO, and a servicing entity.These have risk and I'm not saying a new investor should go out and do them. 

They love the nostalgia of it and wouldn't consider replacing such an important and historical thing.There is no script that will lead you to success in this, but friendly and collaborative will help.

The do not know their product they just refer you back to self help articles, which did not answer my question to begin with. 

It's always important to screen anyone you are doing business with. 

If you're looking for strictly cash flow and that's the most important, I definitely recommend going with Cleveland.

I think this really comes down to many investors not even knowing this is important until they learn the hard way.

However, I think the article timeframe is talking about after a new administration was sworn in about 3 weeks ago.  

This shows the importance of networking locally, building your connections and your "tribe".
