Basically, in this case... unbeknownst to the seller you are taking a listing on the property because YOU have no intent to purchase yourself (arguably you are brokering the property, not the contract given the lack of consideration... as such you would need a broker's license to make any financial gain).A sign in the front yard and a listing on the MLS is bear minimum agent work (it is also an investment from the agent's side, MLS access is not cheap in most locations).

So unless you’re getting pretty creative/steals on property obtaining $1500 a month rent on $80k properties is going to be difficult (not impossible, but difficult and arguably not sustainable at the rate you’re aiming for)To just throw some numbers out there based on these rule of thumbs and your target of $1000 a month cash flow.

Also, this house has solar, and has low-maintenance yards (no lawns), both of which probably increase the property value to some extent, and are not common in the area.I think that if I decide not to go with an agent, it may behoove me to get a new, current appraisal; that will be a pretty un-arguable price to work from.could y'all comment on hiring an agent, vs only retaining a title company??

Obviously, more numbers to analyze but with the given numbers this would likely have a high probability of earning the highest ROI.ROI is arguably the most important variable... as it determines the rate of compounding your money...which compounding your money at the fastest rate, creates the most wealth.
