For now, my immediate goal is to pay off all of my credit card debt (should be accomplished by February 1.), and continue to educate myself on NOI, Cap rate, cash-on -cash return etc.BP community, I am open-minded, willing to take initiative, always willing to be taught something new, but also ready to share any experience or knowledge I have that can help someone else.

U want to google insurance companies who place their clients that have had fires etc.thats what I do for the last 5 years.. top quality tenants no need for PM .. backed by insurance.my unit normal rent about 2k we get double that.. ours is townhouse Gated prime area of Summerlin.. not all areas are great in Vegas the closer to the strip the grungier it gets.

I don't think the two unit COA is that bizarre, you either have common areas to maintain via the COA or you have to do cost sharing on all expense by each owner sending in half.

Lastly, all of the housing maintenance and responsibility for utilities will be the responsibility of the tenant buyer so you will dramatically reduce your expenses. just a thought.

Cash out refi on the free and clear property doesn't make sense- has a min loan amount and all the fees (origination points ect) and appraisal ext.

No lender will lend on a deal that doesn’t make sense.4) After the appraisal comes back you will get a document that outlines the amount to be borrowed and all fees that will be relating to the loan (I would suggest to ask for an example of this document when you are searching for an HML so you will know what fees are going to show up).5) Close the loan at a title company of your choice.6) Begin work and make draws on any repair balance.
