The situation will be a feature if he is a good tenant paying market rent.You might also want to ask for the establishment of an escrow account to pay the rent if the special situation involves a question of whether the tenant can handle his own affairs (or whomever is caring for him).

Check out the state website for the body overseeing mobile home titles - usually the DMV or Housing & Community Affairs depending on the state.The mobile home repair business is time intensive and generally adds ~ +/-15% to your expense ratio depending on the size of your Park and if you have a full time maintenance person, etc.

anywhere in nj yes.The license application was 175 I think from the department of consumer affairs. the insurance is like 2200 per year.
