It seemed easier to advertise a $1300/m 1BR and list that utilities are a flat totaling $100/m than having it listed for $1400/m

A fairly reliable wholesaler who buys across the country, and spends $100,000 a month on advertising, also trains people to be wholesalers.

Maybe advertise in NYC where people look for vacation homes in FL.

Before you advertise anything and if you are serious about what your doing, I would talk to a landlord tenant lawyer in your area. 

I met the bank appraiser during his visit, and he shook his head at my purchase price in amazement.A year later, a duplex, now valued at $240K was advertised in the papers for $180K, also by an agent.

Small investment but I think a big payoff if you have to advertise that you have no internet service.Hope that helps!

Look at properties up for rent in the neighborhood that are advertising for the rent you are looking to achieve.

OOS investing is much more difficult than advertised.
