@Anthony Ballard - Since you are already familiar with the benefits of REI, I bet just further education will put you over the hump. 

Hopefully after this first hump I can leverage the equity in my first property when looking to put down for the second.

I do have a partner in GA that’s willing to apply for the loan but a little unsure about how to go about doing this with us being so far apart. 

@Tim Johnson one big hump through the middle of one of the rooms.

We were told by the inspector that it was a moisture issue but we put in insulation and moisture barrier and a dehumidifier after closing and still the hump remains.

So plan on how to get over that hump.  

Just trying to get over the hump - tough having assets but no liquidity.

Its def tough to get over the hump on the first one but better to learn, learn learn than buy a bad deal too.
