Even in the Midwest (I am in Milwaukee) it is hard to make more than $200 per door, regardless of your goal, you need many, many doors.

I cringe whenever I hear a landlord try to pass the buck to their tenant, because it just opens the landlord up to issues. 

By the time you include those costs in your taxes, over 10 years that 10 grand will end up costing you about 50/60 bucks a month in cash flow. 

So, over what, 20 years I save $600 bucks?

But, it's highly unlikely that I would ever make million bucks on any assignment, unless some seller wanted to gift his million dollar worth home to any buyer for $1 and signed a contract with me.

BTW I am pretty bullish for Milwaukee long term for the next 10 years, to use a real estate analogy:  the city has already remodeled a lot (more to come), we just have not gotten that new appraisal yet! 

When my 3k sf STR in Florida is empty with the AC set at 77 my electric bill runs about $175 for the month, and water is maybe 40-50 bucks depending on how much irrigation I need.
