Thanks Josh Caldwell and Albert Bui I talked to couple of loan agents and they all said I don't qualify for a conventional if I am self employed without 1 full yr of tax return even though I had solid full time work history of 10+yrs with no gaps in employment.

@Josh StewartThe mortgage lender i mention above did say that for a cash out i will need to wait 6 months...so i will adjust my numbers for the holding costs increase. 

@Josh HalagiereFor me personally, for a buy & hold, I want to do a brrr where I can pull most of my money out.

Up to now, I've been following them on Youtube but in an old show i was listening to recently (a new years show, i think) Josh and Brandon mentioned that the shows actually get recorded but come on Youtube weeks later.
