to cut to the chase land deals normally need 50% cash down.. then lender will do the balance short term unless its ag land.. 

I'm just gonna say as a investor most real estate agents are used to closing deals with either cash or conventional.

But you mentioned not needing cash right now. 

This will be negative cash flow if using sustained maintenance /cap ex.

that's awesome @Tieirra Singleton I love those areas for real estate investing - there is so much potential for cash flow + equity build up.

At the end of the day, the most important thing for a small real estate investor is how much cash do you have in your pocket at the end of the month.I also did a MS in Project Management at The George Washington University.  

Many times the "deals" I've invested in aren't cash flow type investments, the payoff was often upon sale - sometimes years later.

If you find an MLS deal that can cash flow, and you can get appreciation, pretty good.Good Luck with the inspection!!!
