I am trying to look them up and I don't see any reviews on line and nothing with the BBB. 

You can't take any deduction on your tax return or claim any depreciation on a property owned by the IRA, just like you can't take deduction or depreciation on a property I own.

We have been around the bigger pockets community for over a decade now and have more 5 star reviews on bigger pockets than any company on this website in any industry (>270  5 Star reviews).

My project is expected to exit this year and it appears that will happen as expected and in line with projections or maybe a little better.

The PM I went with had a very strong online presence with plenty of reviews on multiple platforms. 

Certainly nothing ground-breaking in terms of ideas here, however I'll be very hands on (and on site) during the process to make sure that every step of the way is executed to a high standard and very carefully.Once I've hopefully developed a successful track record and gained experience, my next goal would be to move on to commercial assets (think multi-family, industrial etc) so that I can leverage my existing investor network and real estate knowledge to raise 3rd party equity and take on bigger projects.

One of the things I learned early is that the margins on a deal need to be substantial.

So, again, an opportunity to take on less risk initially to get the learning curve out of the way.Bottom line - your approach doesn't have to start out one or the other.
