NH only really cares about tenants with no heat during the winter.

When a sidewalk gets a crack in it like that, and winter comes and it freezes, then it melts the water goes into the crack, then it freezes again- and heaves the crack apart further because ice expands. 

I think we need to do more to help the make our little part of the world better-help those who are less fortunate and struggling to have a better life even if it is something that may seem minor to you or make someone's day better (buy the person behind you in a line up a cup of coffee, shovel someone's sidewalk in the winter).  

Of course winter is slower, it follows the trends in tourism and prices match the near by hotels. 

Sprinkler systems are a pain to deal with, in terms of maintenance (inspections etc) and risk of flooding during winter freezes and tenants accidentally triggering them.

I figured those colors would pop from fall, winter, spring and through the summer.  

Thankfully having such a mild Minnesota winter allowed us to even see the roof.2.) a full interior inspection of all units (standard)3.) a sewer scope -> Yes even on a new building.  

I also learned that if I buy in the fall/winter, expect vacancy until it is over, as no one really wants to move during that time.

Got a call last winter that the furnace went out in one of our houses, then the pipes froze. 

I think I'll get active back in fall and winter, and may make REI my fall/winter game.
