Consider finishing several inches of the outside edges of the treads and risers, and doing a carpet runner in a simple but very elegant material, different from the upstairs, maybe in a subtle pattern.Then, gotta replace all that outdated tile in what I assume is the entry, and make that guest bath an absolute KNOCKOUT!

I don't like to plug in uniform, base rent increases, etc because you may be buying way below market with massive increases initially then subtle 2-3% across your ownership, etc.

For multi-family rehabs, I've redone a ton of these small '50s-'60s baths with the pastel tile and fixtures, but added an updated punky-kitsch twist, and people went absolutely crazy for them (budget kitchen re-dos, too).
