The subtle differences between terms like “remove,” “replace,” and “installation of new” can indeed lead to unexpected outcomes.I use a detailed excel spreadsheet to clarify expectations I'd have no problem sharing I use with all my clients that I perform work for.

While private money isn't highly regulated at the federal level, there are subtle nuances to be aware of in each state that may trigger your loan becoming a security and then the SEC would have regulations to consider.

Just looking for subtle nuances that may be not so obvious in my underwriting. 

Consider finishing several inches of the outside edges of the treads and risers, and doing a carpet runner in a simple but very elegant material, different from the upstairs, maybe in a subtle pattern.Then, gotta replace all that outdated tile in what I assume is the entry, and make that guest bath an absolute KNOCKOUT! 

I don't like to plug in uniform, base rent increases, etc because you may be buying way below market with massive increases initially then subtle 2-3% across your ownership, etc.  

There are a lot of subtle cues that people give off that we sub-consciously notice and respond to, and that feeling in the gut is the sub-conscious trying to get your attention.

I would go with a nice pastel color. like ibis white or roman column.

For multi-family rehabs, I've redone a ton of these small '50s-'60s baths with the pastel tile and fixtures, but added an updated punky-kitsch twist, and people went absolutely crazy for them (budget kitchen re-dos, too).

It would be entirely possible to miss the subtle signs of motivation and never do a deal, if you are expecting it to be obvious.

BUT, I see that point and believe it will be overshadowed by some more subtle aspects of the sharing economy.
