Also, you can write into the lease a $10 package retrieval fee (or whatever other fee you'd want), so that you're getting a small compensation for your time, which should also discourage a little more of it and keep your fiancee happy :)

That was last week... he still never retrieved it. 

As long as you can retrieve Deed of Sale from mdlandrec.com (free service) you can access the Deed and use the actual close date to begin your clock to 91 days before ratification. 

They are still allowing an inspection and appraisal, so you have opportunities to walk away and retrieve your deposit if the property doesn't measure up.
