Because of the additional income I am producing through the consulting business, I am afforded the opportunity to invest money in real estate.  

I've had many renters with kids that stapled posters to walls and left hundreds of tiny holes.

You start out right away with essentially 3 income producing properties & after a year it goes to 4.

I tend to invest more in South Abilene and many in Wylie ISD but have seen investments produce good cash flow all over Abilene.

Levered real estate will generally produce a better cash on cash return.

Just have to stomach the higher rates for 2-3 years, break even (ideally cash-flow a tiny bit), and handle the PM during the roller coaster ride our President is putting everyone on.

@Ali Hamade generally when you go on-market, as an agent, I'd not only use House Hacking, but also multi-generational living, and even the income producing apartment or whatever your situation is like.

Real estate is basically an income producing and or capital gain producing investment.  

Taking action is what separates investors from dreamers.Todd, you nailed it—real estate is a long-term game, and selling a business that’s already producing income is a big move.
