I held one tenant and that parent responsible and NEVER had a problem in over 12 years.What happens with keeping one on the lease is that they get roommates (with my approval and lecture) and when that tenant leaves the others in there step up to lease it, so there is a flow of tenants going through.

. 😩💸..to the second part of your question:'The book on how to estimate Rehab budget' on BP should be your first lecture, the forums and podcast are a great start too, most questions you might have, have most likely already been asked (and answered) by someone else before :) A wholesaler will HAPPILY do the math for you, but you should ALWAYS do your own due diligence and math, so you can be sure the deal is what people say it is ;)  I am going to post my deal on the marketplace tomorrow, if you're interested in that particular deal let me know,or  if you are interested in general Las Vegas Questions, I'm always happy to meet / talk to other driven guys in the valley and talk real estate!

If i was 2-3 minutes late to a call with him he would give me a very long lecture (once it was 45 min to be exact and other times he would refuse to take my call, even in cases when I was finishing up a call with a prospect) about how i would never be a successful business leader.
