HELOCs are always ARM, but typically require an "interest only" payment for a period (typically 10 years), so can improve your cash flow if you're willing to allow that balance to hang over.

not all markets are the same though.. so maybe your in a market that is still active with lots of defaults there was a lot of hangover or zombie inventory that still needed cleaning up.

Househack, pay little down and cashflow on that or live for free depending on the market and the units, and then worry about the loans later IF your chosen investment strategy allows for having large debt hang over your head.

Yes you don't have to live somewhere to be licensed there, that is why many people are licensed in multiple states, dues vary by realtor association, brokers are usually free until you complete a transaction, unless they have a desk fee or something like that, but that kind of stuff is old school pre-internet hangovers in many places.
