I really trusted my agent and knew several people who had invested in Reno so I took the leap after trying and failing for years to buy my own home in really high cost cities where I lived (NYC, DC, SF Bay area). 

I tried some solutions and steam approach around painted area to scrub based on online searches but did not help completely.

My PERMANENT portfolio is my SDIRA; I try to buy more solid performing notes that I won't need to work on (although they haven't all panned out that way...). 

folks have tried to cobble this together among agent, property manager and contractor, and it's always frustrating and higher risk.
