Also think about where you can cut costs, can you self manage, find a less expensive property manager, can you bill back expenses to your tenants.

As @Bill B. showed you, you are not making a great rate of return on your property now.

A realtor who used to have a PM company called "JBS Realty" until this month.He used to manage 8 of my properties and is currently refusing to pay out multiple 5-figures worth of rents/property reserves/security deposits/unpaid utility bills owed. 

He is trained to determine if it's my expense or a tenant expense, get it done, email me back when done, either with a bill or confirmation that the tenant has taken care of it.

I did have a under ground contractor not pay his rock bill to the tune of 500k and we got notified and we paid it directly.. 

If the owner pays for all utilities, you'll definitely want copies of BGE bills.

Pay the bill yourself, then reimburse yourself by charging the tenants based on a formula.

What I am saying is the tax bill for you could be wildly different depending on how long your partner has owned this property and how much depreciation they have taken.
