In theory the mentor/coach should serve in an advisory role and be able to point their clients towards investments and strategies that are most appropriate based on their financial means and skillsets, be available to help navigate their clients through issues that arise (and hopefully identify and help avoid issues before they even arise). 

We believe it’s not the buyer’s fault if title issues arise, and it wouldn’t be right to keep the earnest money in those situations.

If you plan on buying additional property, you should indeed go on more calls to assess and meet the repair person so that you understand the problems as they arise.  

I purchased a number of properties this way, and sold a few too, with nary a problem arising. 

This also gives me solid staying power when maintenance costs arise. 

If a dispute arises relating to this Contract (whether prior to or after Closing) and is not resolved, the parties must first proceed, in good faith, to mediation.

A lot of problems that arise during permitting and planning can be avoided by being proactive.Build relationships with sub contractors.

Again going off subject but this is my day to day issues that arise with “realtors”.

Interview multiple agents they work for you and need to be trusted advisors, guides, and direct with issues that might arise. 

To operate MTR or STR properties, you have to have the time, the resources and the energy to handle any and all issues that arise at any time of day at the drop of a dime.
