The aim for this (besides a big fat profit) would be that this would provide far more living units for that property. 

Do a quick search and you will see the Myrtle Beach market is saturated with STR Condo's.  

The cap rates in those asset classes have already compressed and they are saturated with people looking to deploy active and passive income into.For over 10 years, I have been screaming from the mountain tops to invest in office, retail, industrial, land development, flex, warehouse, mixed use, restaurants and conversions.

With respect to item #1 don't just focus on the expense side and trimming the fat; focus on ways to increase your income.

It has a 3% open rate (at best), ton of work, tracking all sorts of KPI's the lists are saturated, sellers hate them, you need to do skip tracing.... so if you can not answer why DMM... you truly are not yet ready for it yet!
