You'll likely find you'll be a fish out of water trying to take down a large tape and time and effort to get out bid will be a waste of your time and talents of what you do.

The residential "investment" was not my fondest moment as I threw about $60,000 into it when I bought before the market burst but the rentals and land have been good as one rental has about 22 months left on the mortgage (both have good cash flow) and I have already recouped most of the expenses on the 50 or so acres of raw land through leasing it out for farming and hunting/fishing rights on the lake.

Unlike the gurus who say anyone can do it, in order to broaden their market, I'd say that just isn't true, not evreyone is cut out for real estate.

Big challenge of newbies: focusing on a single fish.

This is something I'm going through now not being consistent and hoping for the fish to bite after reading this message it puts everything into perspective.

If anyone figures out how to sell my phone number to these  low-ball hustler wholesaler guys and I start getting nonstop fishing calls to SELL to them at stupid prices, I'm going to get increasingly more irate the more they call.
