In some cases unlocking value is as simple as hauling junk out and cleaning a property.

You can rent a truck from U-Haul for about $25.00 plus gas and milage/day.

I toyed with the idea of doing another LTR and BNB for a few weeks before finally committing.

Like I said, I am really just toying with the idea at the moment, trying to find my appropriate place in the RE world.

everyone just jumps in and they risk the refi not happening or rehab being butchered etc.. for the average investors buying something already rehabbed is much safer.. although it does defeat the forced appreciation part of it.I am toying with firing back up my BRRR funding arm..

Still a pretty good haul for the GP.That 10/90 in GP favor seems like nothing ive seen before in normal private equity.

I'm just starting out but I'm toying with some ideas and seeing what options are available.  

However, the beige may be a bit of a detriment in the long haul.
