I was able to keep costs down by down by doing most of the work myself, I did hire an electrician, plumber, and people to install the gutters.

@Pete Woelfel I managed the project myself and hired electrician and plumber to do that work, hardwood floor guy, and my handyman (who's a carpenter by trade and also a GC) did almost all the rest.

People constantly post on FB asking for  investor friendly handyman, investor friendly PM, investor friendly mortgage broker, investor friendly electrician, investor friendly foundation company, etc.., it means just one thing to those who ask the question, that is "Cheap".

I am in the process of being trained as an Electrician for the military. 

My son is an electrician. 

I would recommend putting yourself out there with realtors, investors, lenders, inspectors, contractors (like the electrician mentioned above!)...

However, I want to see if somewhat normal to encounter issues like these where a possible solution could be made by the seller hiring a structural engineer and electrician.

Because I have ductless HVAC it's mostly electric so I have an electrician coming to submeter that and am installing water submeters on both houses.

For example: you're not supposed to change a light switch or power outlet in the city without a permit and the work being done by a licensed electrician. 

Want you to call a plumber, electrician and a HVAC person and tell them you have to get something fixed in the next day or two.
