@Lori Williams I have out of state investors call me all the time desperate to sell properties that they bought in areas where people literally will steal the aluminum siding off as far as they can reach....but the prices that they paid are ridiculous....it's highway robbery and in all cases, when I saw the properties they were wrecks and the worst part is most of them paid cash so they didn't even have the protection of an appraisal and they're too trusting, believing what the person selling the property to them is telling them without doing their own due diligence.

hey jon i sent you an email with an excel file i wanted to see if you can help with. i just dont understand these investors around there then. they are getting deals at 65k then rehabbing them completley and selling fo 125k-135k. that would be the same numbers even after holding costs. some of these people must be getting desperate because they are buyin homes that need ATLEAST 20k in work for like 80-100k and they are only worth 130k!!

Because the house was in desperate need of repairs I was able to get 100% financing for the house and all closing fees which was $32,000 by handing over my $13,500 as a draw on repairs that would need to be made.
