Called the tax assessor office and they said they said he would taxed differently but could not tell the exact price until October 2017 when property tax fees are issued.There is also a furniture/ personal property tax that will be charged and on the itemized form it includes DVD, tv, major kitchen applicances, blinds, bed  linings and etc...( he doesn't plan on furnishing it but received all new stainless major applicances) does my Dad have to list every single item in the house on that sheet for the tax office?

Watching enough reality TV can give you the impression that everyone completes all of their inspections because they are waiting for a huge problem to arise (right in time for commercial break, of course).

But Jeff I agree with you whole heartedly that buyers are now more sophisticated and are looking for certain things and design aspects in a home, thanks largely to these home flipping and design shows on tv.

You just have to commit your down time to learning REI instead of going out partying and watching TV.  

Ohio has a great repossession law on land contract, close to evicting.ROFR or right of first refusal and a lease can be a tool to motivate the buyer to buy.Buyer Incentives like paying all closing costs or even "we will pay first 3 mortgage payments" like the apartment ads, or "free 99 inch plasma ultra smart tv with purchase" always help sellers sell------ For buyers buying on seller financing, I would first go to a RMLO or  registered mortgage loan originator; unless you've been under a rock since January 10, 2014 the federal government has made seller financing difficult.

Certainly a strategy, but not one I would apply personally.Lastly, with the high exposure that trustee sales have received in the past 3 years and all the flip shows on TV, there are so many rookie investors out there who pay more than they should and this is just another reason why the spreads are thinner, not only at trustee sales, but at MLS listed REO's as well.
