A couple easy things you can do are include a washer/dryer and fridge, update the appliances, and make sure the place is cleaned up for showings.

If the property was here in California I'd be happy to help but I won't be able to quote you, but I know that Farmers although not competitive in auto insurance it seems to be reasonable for home since we have plenty of customers come to us, hope this helps!

The master bed part could be a turnoff for prospective buyers because it is open to the hallway leading to the bathroom (redone recently and includes washer/ dryer) and the smaller bedroom at the end of the hallway. 

We also are concerned about the washer/drying and the plumbing issues.Any help in this regards will greatly appreciated.
