If you're going the umbrella insurance route, perhaps see if it will cover you for several things including just the routine slip and fall (like mold or earthquake).

Please let me know what you do also here in BP as FB doesn't work out for me.

And also not a dig on Brokers  but Brokers can basically offer zero help in most instances if your having issues.. they get paid to close the loan then are out of the picture they have no authority to do workouts or modify terms etc U would be working with the actual lender then.. 

I mean if people stopped paying the chance of them repaying is not all that great it happens of course but the chance of then going back to bad behavior is very high.. if you get them to work out fine. .but you certainly go into this knowing that your going to own a lot of real estate.. 

@Samantha Soto For someone that has a history of not paying I would not recommend trying to work out a payment structure with them alternative to the lease they signed.

.- Stay Persistent: As you mentioned, not every deal will work out. keep learning from each experience.- Balance Learning and Doing: While it's great to learn, make sure you're also taking action.

I guess it always seems like they don't want to make low offers on my behalf or after you walk a few homes that don't work out they check out. 🤷
