There is more beyond merely setting it up though involving the operating agreement, separate accounts and books and no co-mingling and many people don't keep that piece maintained too well.

Well, those will need attention after every moveout.This is where your tenant screening comes in. 

I have seen a few people mention that house hacking is possible as well but tricky to find a property that can support that approach.
