out of sheer curiosity what is the Supreme court decision about ?  

Cashflow, ability to build a team, landlord tenant laws, price to rent ratio etc.......were all factors in the decision making process almost a decade ago.Now,  I wonder why your approach is an either or view? 

I figured this would be the perfect place to connect with like-minded people, get advice, and explore more resources to guide our decisions. 

Depending how much of the neighborhood is a hot zone for renting rather buying, and which Property type is performing better than the other (meaning 1bd 1ba 2 floor renting out faster and much more consistently than a 2bd 1ba 1 floor), you can make your choice of those factors as well as other ones that impact your decision for what you wanna do with your investment.

REI investing for almost 20 years, owning a wealth management company for 22 years, suffice it to say there has been a lot go data/spreadsheeting/tax analysis/meeting with my team go into this overall decision to sell the entire portfolio at once.  

The PM should really cover the $250 mistake, but I would base my decision on my entire experience with them.

My experience so far has made me regret my decision for TrueBooks to file my return.

Also, in both examples, you don't need 10k to make a decision with.I mean, no offense, but doesn't YOUR argument sound stupid now? 

I would trade the 7.5% I am chasing with my "barbell strategy" (of 40-45% commercial real estate syndications) for a 17.5% return gained in active investing.
