Good afternoon BP nation,      I always seem to have common items stolen from every rental unit when tenants move out.

@Nick EldridgeI had an A/C condenser stolen once so I got smart and purchased a cage and padlock to protect my brand new A/C unit...thieves broke into the cage and stole the new unit too.

The plumbing pipes were also stolen twice in this house I was working on.

The police told me my house has been under surveillance for stolen property for the last 8 months.

BBQ's were stolen and destroyed first month2.

But, the AC unit ended up being stolen before the cage was installed.

Little things I’m talking about is like an outlet not working or a small leak somewhere.On my second turnkey property, the water heater was stolen a month after I closed.

I had a brand new construction home I bought 200k and the tenant for some reason totally destroyed it.. now it was so bad that the insurance company covered it and went after the guy criminally.. but it was over 40k in damages.. but lots and lots of stolen items stripped items.. contractors stealing .. its a challenge and one that I think is best suited for someone like you who lives there and watchs them like a hawk and with your background that is a HUGE bonus.when I started funding turn key companies in Detroit in 02.. they had some pretty unique systems on the rehab side..
