Yes, getting sued is a risk factor and I've been involved with frivolous lawsuits which are not fun, but in my opinion you'd be in a much better spot owning a property in your personal name that let's you keep an extra 10-20% of the purchase price in your pocket as emergency funds, as opposed to buying the loan under an LLC that requires every last penny you might have to make the higher down payment, then you have to operate on a shoestring.

Go to Etsy and search for "rental property tracker," and you will find hundreds of nice spreadsheets to track 10-20 rentals, usually for under $10.Software has extremely helpful features like online payments, marketing syndication (click a button, and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

I think there is a big opportunity around some specific spots around Atlanta in the next few years. 

National Whitewater Center is a great spot for outdoor activities like hiking, biking, climbing, kayaking, and zip-lining.

It sounds like you and your wife are in a tough spot. 

I have paper applications at the open house so anyone interested can fill it out right there or I offer to email them the electronic version.

As a good son, I would spot check the property managers' projections by doing my own research on VRBO/Airbnb/AirDNA to see what I think similar rentals are doing.
